Heavy Loads, Big Lots and Neighborhood Driveways

Paving contractors in Park City handle a wider range of loads than in most suburbs. Interstate 135 runs straight through town, and in 2021 Amazon built a 1 million-square-foot fulfillment center at the northeast corner of East 69th Street North and North Broadway. Add the arena and the businesses clustered near the highway exits, and Park City sees a lot of tractor-trailers, delivery vans and event traffic on top of everyday residential driving. Pavement that works fine for a car can fail quickly under a loaded truck turning in place.

Designing for trucks, not just cars

The damage a vehicle does to asphalt climbs steeply with axle weight, so a lot that sees regular semis needs a different build than a lot for passenger cars. For truck-heavy lots in Park City we look at:

  • Base thickness and compaction: the base carries the load, and a thin base under heavy traffic produces ruts and potholes fast.
  • Asphalt thickness: heavier sections in drive lanes, dock aprons and turning areas.
  • Turning zones: trucks twisting their tires at low speed scuff and shove asphalt, so those areas get extra attention.
  • Drainage: standing water at a dock or entrance softens the base underneath.

Where a site has a mix of car parking and truck lanes, we can pave each to its own spec instead of overbuilding the whole lot.

Striping that keeps traffic moving

On a busy commercial or warehouse lot, clear lines matter as much as smooth pavement. We lay out and stripe parking stalls, truck lanes, fire lanes, ADA spaces with access aisles, crosswalks, stop bars and directional arrows. Faded paint on a lot like this leads to confused drivers and blocked lanes, so re-striping after sealcoating is a common recurring job.

Event parking

The arena opened in 2009, privately built by local developer Wink Hartman, and was renamed Park City Arena in 2024. It is home to the Wichita Wings indoor soccer team and the Wichita Regulators arena football team. Event lots fill all at once and empty all at once, which concentrates wear at gates and drive aisles. Patching those areas and keeping them crack sealed is cheaper than rebuilding them.

Driveways for Park City homes

The residential side of town is mostly owner-occupied: 75.3% of homes, with a median owner-occupied value of $177,100. Population rose from 8,333 in 2020 to an estimated 9,458 in July 2025, so there is a mix of established streets and newer houses. For homeowners we install new driveways, replace failed ones, add parking pads, patch damaged sections and apply sealcoat and crack sealant to keep sound driveways in good shape.

A planned community from the start

Park City began in 1953 as the Park City Improvement District, a quarter section of farmland that grew into a 3,321-acre community, and became a city on November 26, 1980. Because it grew out of a planned district, many of its streets and lots were laid out at about the same time, and much of that pavement is aging together. If your neighbors are repaving, yours may not be far behind.

Asphalt Driveway Paving in Wichita, KS

Park City Questions

Our lot gets semi traffic every day. How thick should the asphalt be?

It depends on how many trucks use it, how heavy they are and how strong the soil and base are. Truck lanes and dock areas need a heavier section than car parking. We size each area to its traffic and explain the spec in the written quote.

Can you keep our warehouse or business open during paving?

Usually. We can pave in phases, keep an alternate entrance open, and schedule work for nights or weekends when traffic is lighter.

How often should a busy Park City lot be re-striped?

Heavy traffic wears paint faster. Many busy lots need re-striping every year or two, and it is a good idea any time the lot is sealcoated.

Do you also do home driveways in Park City?

Yes. We pave new driveways, replace worn ones, add parking pads and handle patching, crack sealing and sealcoating for homeowners.
